What is a decorative flake floor?

A decorative flake floor — sometimes called a chip floor or vinyl flake system — is a multi-layer coating where colored vinyl chips are broadcast into a wet base coat and then sealed under a clear topcoat. The result is a speckled, granite-like surface with visual depth and a subtle texture underfoot. Because the flakes are layered within the coating, they also add thickness and help the system resist impact and wear.

Flake floors are the most popular coating we install in Phoenix, and for good reason. They're attractive, practical and incredibly forgiving. The varied color pattern hides dust, small debris, tire marks and minor imperfections in the concrete far better than a solid color. That makes flake the go-to choice for garages, but it's equally at home on patios, laundry rooms, commercial restrooms, gyms, retail spaces and break rooms.

Why choose a flake system?

  • Hides everyday dirt. Desert dust and grit blend into the pattern, so the floor looks clean longer between cleanings.
  • Adds traction. The natural texture of a full broadcast offers more grip than a smooth coating, and we can increase it further with an anti-slip additive.
  • Builds durability. The flake layer adds thickness and helps distribute impact, making the system more resistant to dropped tools and heavy use.
  • Endless color choices. From subtle monochromes to bold multi-color mixes, there's a blend for every style.
  • Masks slab imperfections. Repairs, patches and uneven color in the concrete disappear under a full broadcast.

Full broadcast vs. partial broadcast

There are two ways to apply decorative flake. In a partial broadcast, chips are scattered lightly over a solid-colored base, leaving the base color visible between them. It's a more budget-friendly look but offers less texture and less hiding power.

In a full broadcast — which is our standard — chips are thrown until the base coat is completely covered, "to refusal." After curing, the excess is scraped and vacuumed, leaving a dense, uniform layer of flake that's then sealed with a clear topcoat. A full broadcast delivers the most texture, the best camouflage and the thickest, most durable system.

Designing your blend

Choosing a flake blend is where the floor becomes yours. A few guidelines we share with clients:

Consider your surroundings

Look at cabinet colors, wall paint, stucco tones and even your vehicles. Gray-based blends feel modern and pair well with white or gray cabinets. Tan and earth-toned blends warm up a space and harmonize with Arizona landscaping. Blue- and green-accented blends add a fresh, cool feel that works beautifully in contemporary homes.

Think about maintenance

Mid-tone blends with a mix of light and dark chips hide the most dirt. Very light blends show dark debris; very dark blends show dust and footprints.

Choose a chip size

Smaller chips create a tighter, more refined granite look. Larger chips deliver a bolder, more playful pattern. We can show you both on your floor.

Go custom

Want to match a brand color for a business or create something truly unique? We can build a custom blend from individual colors.

See it in your light. A flake sample can look completely different under showroom lights than in an Arizona garage with the door open at noon. We always bring large samples to your property so you can decide with confidence.

Flake floors in the Phoenix climate

Because flake floors are often installed in garages and on patios, they're exposed to direct sun and extreme heat. The vinyl chips themselves are color-stable, but the clear topcoat is what truly protects them. We use UV-stable polyaspartic topcoats that resist yellowing and remain clear even after years of afternoon sun. Combined with a flexible base coat and proper surface preparation, the system handles Phoenix's temperature swings without peeling or cracking.

For outdoor installations, we also consider heat underfoot and slip resistance, adjusting color choice and texture to keep the surface comfortable and safe.

What drives the price of a flake floor?

Pricing depends on the size of the area, the condition of the concrete, any coating removal, the base coat chemistry, the chip size and blend and optional extras such as stem walls or anti-slip additives. Custom blends can carry a small premium. We'll provide a clear, written quote after inspecting your floor.

Keeping your flake floor looking new

Sweep or dust-mop regularly, mop occasionally with warm water and a pH-neutral cleaner and rinse well. Avoid harsh acids and citrus cleaners, which can dull the topcoat. For outdoor floors, a gentle hose-down is often all that's needed. With minimal care, a decorative flake floor remains attractive and functional for many years.

Where flake floors shine

Residential garages

This is where flake earns its reputation. It hides the dust that blows in every time the door opens, adds grip for wet shoes coming in from the pool and gives the garage a finished, high-end look.

Patios, walkways and entries

Outdoors, flake adds texture and visual interest to plain gray concrete. Lighter blends help keep surfaces more comfortable in the sun.

Laundry rooms and mudrooms

These hardworking rooms benefit from flake's ability to hide everyday mess and resist water and detergents.

Commercial and retail spaces

Restrooms, break rooms, locker rooms, retail floors, showrooms and veterinary clinics all benefit from a durable, cleanable surface that still looks inviting. Flake can be blended to match brand colors.

Gyms and fitness studios

Flake's texture adds traction, and the pattern hides scuffs from equipment and footwear. We can combine it with rubber mats in lifting areas.

Flake vs. solid color vs. metallic

Solid colors offer a clean, minimalist look but show dust, scratches and tire marks more readily. Metallic floors are stunning and unique, but they're smoother and better suited to interior spaces with lighter traffic. Flake sits right in the middle: attractive, highly practical and forgiving. If you want the best balance of looks, durability and easy maintenance for a garage or work area, flake is usually the answer.

It's also possible to combine finishes. Some clients choose a solid-color border with a flake field, or a flake garage with a matching solid stem wall. We're happy to sketch options during your estimate.

Popular flake blends in Phoenix homes

Every neighborhood has its own style, but a few blend families come up again and again across the Valley:

  • Soft gray and white blends — clean and contemporary, ideal with white cabinets and modern garage doors.
  • Desert tan and stone blends — warm, earthy mixes that echo stucco, pavers and natural landscaping.
  • Blue-green and slate blends — cool, fresh mixes that feel calm and look crisp in bright light.
  • Charcoal and black blends — bold, dramatic floors for car enthusiasts and showroom-style garages.

We'll bring examples of each to your estimate, and we can mix in a single accent color to personalize any of them.

We install flake floors every week, and we take pride in the details: even chip distribution, crisp edges, clean transitions at thresholds and a topcoat applied at full thickness. We'll help you choose a blend you'll love and deliver a floor that performs in Phoenix conditions.

Decorative Flake Flooring FAQ

Can I get a custom flake color blend?

Yes. We can create a custom blend from individual colors to match your home, cabinets or business branding. Allow a little extra lead time for custom orders.

Are flake floors easy to clean?

Very. The sealed surface sweeps and mops clean, and the varied pattern hides dust between cleanings. A pH-neutral cleaner is all you need.

Does flake come off over time?

In a properly installed system, the flake is fully locked between the base coat and the clear topcoat, so it doesn't wear off with normal use.

Can flake floors be used outdoors?

Yes. With a UV-stable topcoat and appropriate texture, flake systems work well on patios, walkways and covered entries.

Can you add flake to my existing epoxy floor?

Usually not on top of it. If the existing coating is sound, we may be able to abrade it and recoat, but most older or failing floors need to be ground off first so the new system bonds properly.

Which flake blend hides dirt best?

Mid-tone blends that mix light, medium and dark chips hide the most dust and debris. Popular choices in Phoenix combine soft grays with tan or blue-green accents.

How long does a flake floor last?

With proper preparation and a quality topcoat, a residential flake floor typically lasts 10 to 20 years. The topcoat can be refreshed later in life if heavy wear dulls the surface.
